The primary purpose of the walkthrough is not to conduct a new, full-scale inspection but to confirm the status of the property. It ensures that no damage has occurred since the initial inspection and that the seller has fulfilled all contractual obligations. This is the buyer’s final chance to identify and address any last-minute issues before the legal transfer of ownership is complete.

What to Check During a Walkthrough

During this final visit, the buyer and their agent should methodically check several key areas to ensure everything is in order:

  • Agreed-Upon Repairs: Confirm that all repairs negotiated with the seller after the initial inspection have been completed satisfactorily. It is advisable to have receipts and contractor warranties for this work.
  • Property Condition: Inspect walls, ceilings, and floors for any new damage that may have occurred during the seller’s move-out process.
  • Included Items: Verify that all items specified in the contract to remain with the property, such as appliances, light fixtures, and window treatments, are still present and in working order.
  • Fixtures and Systems: Test major systems one last time. This includes running the heating and air conditioning, testing plumbing fixtures (sinks, toilets, showers) for leaks, and ensuring electrical outlets and switches function correctly.
  • Cleanliness: Ensure the property has been left in the “broom-clean” condition typically required by purchase agreements.
  • Personal Property Removal: Confirm that the seller has removed all personal belongings and debris from the interior, garage, and yard.

The walkthrough is a crucial final safeguard for the buyer. It provides the last opportunity to raise a concern before the transaction becomes final. If a significant issue is discovered during the walkthrough, it must be addressed immediately with the seller through the respective real estate agents. This may lead to a delay in closing while a solution is negotiated, such as a credit to the buyer for the cost of a repair.
